Starting at 24th Street and Camelback is the Biltmore area, home to the historic Arizona Biltmore Hotel, Wrigley Mansion, and the Biltmore Fashion Park shopping center. The zip code for the start of our journey is 85016. As you head east on Camelback Road, you travel through zip codes 85018 and 85251, home to Arcadia, Old Town Scottsdale, Camelback Mountain, and Scottsdale Fashion Square Mall. At Camelback Road and Scottsdale Road, you turn left to head north on Scottsdale Road.

On the right side of Scottsdale Road is zip code 85250, home to many older and more affordable 55+ communities. On the left side of Scottsdale Road is the Town of Paradise Valley, zip code 85253, the most expensive zip code in Arizona. Just past McCormick-Stillman Railroad Park at Indian Bend Road is zip code 85258, which was once largely part of the McCormick’s horse and cattle ranch. Up until the 1970s, this area was prone to flooding, but the City of Scottsdale, the Army Corps of Engineers, and private developers transformed the flood-prone area into the master-planned communities of McCormick Ranch, Gainey Ranch, and Scottsdale Ranch.

Here is a quick video tour of the Greenbelt in McCormick Ranch near Mountain View Park and Cochise Elementary School. Zip code 85258 is also home to HonorHealth Scottsdale Shea Medical Center and part of the booming medical industry in Scottsdale called the Cure Corridor.

As you travel north on Scottsdale Road, the next major intersection is Shea Blvd. On the northeast side of Scottsdale and Shea is zip code 85260, and on the northwest side is zip code 85254. One interesting note about land values in this area is that as one-acre lots in 85253 increased from $900,000 in 2019 to $2 – $4 million in 2024, the one-acre lots in 85254 and 85260, north of Shea and south of Cactus, that could be purchased in 2019 for $500,000 are now selling in 2024 for $900,000 – $1.4 million depending on the location.

As you continue traveling north on Scottsdale Road, you reach Redfield Road and the Scottsdale Airpark in 85260, which is home to thousands of companies and tens of thousands of jobs. A short distance later is Kierland Commons and Scottsdale Quarter, which are home to hundreds of shops and restaurants and the Plaza Lofts, which for many years was the highest cost per square foot real estate in Arizona.

At Scottsdale Road and Frank Lloyd Wright, you turn right, heading east along the Central Arizona Project (CAP) and the Tournament Players Club (TPC), home to the Phoenix Open until you reach the 101 Freeway. There, you turn left to head north, taking the frontage road past WestWorld, home to the Barrett-Jackson Classic Car Auction, Arabian Horse Show, and hundreds of other events each year until you reach Pima Road. You then travel north on Pima Road through zip codes 85255 and 85262.

One thing to note about zip codes 85255 and 85262 is that the most expensive homes in these zip codes are often associated with golf clubs. Notable golf clubs and communities in zip code 85255 are DC Ranch, Greyhawk, Pinnacle Peak, Desert Highlands, and Troon. Zip code 85262 is home to Desert Mountain, a thriving private club and community with seven championship golf courses cradled by more than 2,000 homes and future estates. In addition to the amazing golf courses at Desert Mountain, it also has a private trail system with over 20 miles of trails. Other golf clubs and communities in zip code 85262 include Estancia, Troon North, Legend Trail, and Mirabel.
