The Metro Phoenix Housing Market Update January 2026
January typically marks the beginning of the spring selling season in Arizona, not the peak of sales activity. It is the period when buyer demand starts ramping up ahead of the strongest months, which run from January through April.
In January, the number of homes sold and the total dollar volume were both low, which is normal for this stage of the cycle. Both numbers were nearly identical to January of last year, reinforcing that this pattern is typical.
Inventory increased by more than 1,500 homes, and days on market remain relatively high. Despite that, the average sale price rose significantly, which is not the typical response and points to continued price strength.
One of the strongest indicators right now is the number of homes under contract. There are approximately 4,800 homes currently under contract, which is about 1,500 more than this time last year and roughly 1,300 more than last month. That tells us buyer interest is increasing and that the 2026 selling season is off to a strong start.
