Time for a change?

I don’t know if you are like my client, but she had been living in her patio home for a few years and felt it was time for a change. She wanted to stay close to her job and the activities she enjoyed, but she was ready to move from her patio home with a small patio and carport to a place with a garage and a nice backyard for her dogs.

The housing market right now is a bit challenging, with high prices, high interest rates, and low demand. After several offers that were too low to justify selling, we eventually found the perfect buyer for her patio home—someone who loved it just as much as she had. We negotiated a deal where the buyer paid 3% over asking, and we provided concessions to help with a rate buydown, making it a win-win for both parties.

Then came the fun part: finding her new home. We looked at several properties in the area, but while many seemed promising online, in person, they often had deal-breakers like the neighborhood or condition of the home. The home she eventually chose was originally out of her budget, and without the five and a half percent price reduction I negotiated, it wouldn’t have been possible. In the end, the home didn’t check every box, but it was priced right, in a good location, had a garage, and a beautiful backyard. Plus, it came with the bonus of updated tile floors and a large kitchen with granite countertops and stainless steel appliances.

And the best part? Her dogs absolutely love their new yard!
